AeFin is the trading name of Aubelia Enterprise Pty Ltd (ABN 41 152 273 464). We operate as an Australian Credit Representative (CR 464548) under Finsure Finance & Insurance Pty Ltd (Australian Credit Licence 384704). We work with clients across Australia who want their borrowing to do more than simply fund a purchase — they want it to build wealth.
Why AeFin
Most finance broking is transactional: find a loan, settle it, move on. We take a different view. We see credit as architecture. The way debt is structured across your entities, your assets and your timeline can be the difference between a portfolio that stalls and one that compounds. That perspective sits at the centre of everything we do.
We provide general credit assistance and structuring guidance — not personal financial product advice. Our role is to help you understand how lending can be organised intelligently in support of a longer-term wealth outcome.
Our Approach
We start with the outcome you are working toward, then design the credit structure to serve it. That means thinking about how loans, ownership entities and assets fit together as a whole, rather than assessing each application in isolation. It is a more deliberate, more strategic way to borrow.
Who We Help
Our work tends to fall into three areas:
- SMSF and construction finance — structuring lending for self-managed super funds and new-build projects.
- Business consulting — helping business owners align their borrowing with their commercial goals.
- Commercial finance — arranging and structuring finance for commercial property and assets.
Who We Are
AeFin is led by Juan Jeffery, a Strategic Property and SMSF Credit Adviser who came to finance from the other side of the capital stack.
Across more than three decades in mining, resources and infrastructure spanning Australia, Papua New Guinea and Africa, Juan was a company director and operations executive on assets that had to survive loads, audits and weather that had never been tested. He was the Registered Mine Manager at BHP's Ok Tedi mine in Papua New Guinea, where he led the river-remediation dredging programme and co-authored the case-history paper that became a standard reference for riverine tailings management. He went on to serve as Chief Operating Officer and Executive Director of ASX-listed Chalice Gold Mines; as a director of First Quantum Minerals he commissioned the Ravensthorpe nickel mine open pit; and he was appointed Executive General Manager – Mining Operations at ASX-listed Axiom Mining. Earlier he held senior management roles at BHP Billiton and Rio Tinto's Comalco, with operational experience at Porgera and Ok Tedi, and senior consulting-engineering roles at URS and Parsons Brinckerhoff.
That work was governed, not improvised: capital stacks engineered line by line, fiscal governance imposed to audit grade, profit treated as a designed output rather than a target. Juan brings the same discipline to SMSF lending today — engineer the structure first, govern it so it holds, and let the outcome follow.
Juan is also the author of Structure Beats Prediction and Beyond Limits.
If you would like to explore how your borrowing could be structured around a clearer wealth outcome, we would welcome the chance to talk it through with you in a strategy session.
